The energy performance certificate gives you an indication of a property's energy efficiency and environmental impact.  It is calculated using the UK Standard Assessment Procedure ( SAP ) for dwellings which gives you an energy efficiency rating based on fuel cost and an environmental impact rating based on carbon dioxide (CO2) emissions.

•         The certificate indicates rating on a scale from A-G ( where A is the most efficient and G the least efficient ). By 2009, all buildings in the UK that are constructed, sold or rented out will have to have an Energy Performance Certificate, in accordance with the European Energy Performance of Buildings Directive.

• The Energy Performance Certificate is part of these new measures to improve property efficiency. It will include suggestions to enable homeowners to improve the energy efficiency of the building. This can mean lower energy bills for the occupiers, and could make homes more attractive to potential purchasers.
